Booking and stays terms and conditions

Below, "us" and "we" refers to Trewena Cottages. Different terms apply if you booked through a third-party platform such as Airbnb or Booking.com, in which case the terms of that booking agent apply. Otherwise all the following terms apply.

Booking conditions

No booking is regarded as confirmed until the required payment has been received and you have received written confirmation by email from us.

Payment terms

At the time of booking you choose between two payment options on the booking form:

  • Pay a £99 deposit now, with the remaining balance charged automatically to the same card 30 days before your stay.
  • Pay the full stay upfront, with no further payment to take later.

A non-refundable booking deposit of £99 secures your dates whichever option you choose. Bookings made within 30 days of the start date require full payment of the accommodation cost at the time of booking. There is no security deposit and no admin fees.

By completing your booking you authorise Trewena to charge the payment card on file for the outstanding balance and any applicable damage costs in accordance with these terms.

Alternative payment arrangements

If you would rather not book via the online booking form, please contact us directly and we will arrange an alternative.

Cancellation

The £99 deposit secures your dates and is non-refundable, whichever payment option you chose at booking.

Travel insurance is a sensible call for any trip you couldn't absorb the cost of cancelling.

To summarise:

  • More than 30 days before arrival: you forfeit the £99 deposit. Any amount above £99 that you have already paid (for example, if you chose to pay the full stay upfront) is refunded.
  • Within 30 days of arrival: the whole stay is forfeit. For deposit-option bookings, the balance is auto-charged to the same card at the 30-day mark; for pay-in-full bookings, the full amount has already been collected. Either way, the booking is non-refundable from that point.

We charge no administration fees on cancellations.

Travel insurance

We strongly encourage all guests to take out independent travel insurance to cover unforeseen changes such as illness, injury, family emergencies, or travel disruption. As a small, independent business we have tried to be as flexible as possible in the past, but after a number of short-notice cancellations we have had to hold more firmly to our terms. We are always happy to assist with any paperwork you need for an insurance claim, but please understand that our cancellation policy is fixed and non-negotiable.

Arrival and departure

You can arrive at your property at any time after 3pm on the start date of your rental period (unless we tell you otherwise, for example on your confirmation). You must leave by 10am on the day of departure.

If your arrival will be delayed beyond 9pm on the start date, you must contact us beforehand. If you fail to do so, you may not be able to get into the property. If you fail to arrive by 12 noon on the day after the start date and you do not let us know you are arriving late, we may treat your booking as having been cancelled by you. In this situation, we will not refund any money you have paid.

Identification

The lead booker must be one of the staying guests. We require photo identification (driving licence, passport, or other government-issued photo ID) for the lead booker on arrival. If the lead booker will not be one of the staying guests, please contact us in advance.

Behaviour

You and all members of your party agree:

  1. To keep the property clean and tidy.
  2. To leave the property in the condition you found it on arrival.
  3. To behave at all times while at the property in a way which does not break any law.
  4. Not to use the property for any illegal or commercial purpose.
  5. Not to sublet the property or any part of it, or otherwise allow anyone to stay in it whom we have not previously accepted as a member of your party.
  6. Not to behave in an anti-social manner, breach the peace, or otherwise act in a way which may disrupt or affect the enjoyment of others.

Maximum occupancy

You also must not allow more people than the listing states to stay overnight in the property. You cannot arrange for visitors to the property without our advance consent and non-guests cannot be entertained in the cottages. You must not hold events (such as parties, celebrations or meetings) at the property without our advance consent. If you do any of these things, we can refuse to hand over the property to you, or can repossess it. If this happens, we will treat this as you cancelling the booking. In these situations you will not receive a refund of any money you have paid for your booking, and we will not be legally responsible to you as a result of this situation. (This will include, for example, any costs or expenses you have to pay due to not being able to stay in the property, such as the cost of finding other accommodation.) We are not under any obligation to find any alternative accommodation for you.

Pets

Pets are not allowed in our cottages. If you arrive with a pet you will not be allowed entry to your cottage until arrangements for your pet have been made elsewhere.

Smoking

Our cottages are non-smoking. This includes vaping and e-cigarettes inside any cottage.

Damage

You are responsible for and agree to reimburse to us all costs incurred as a result of any breakage or damage in or to the property which is caused by you, any members of your party, or any other persons invited into the property by you. We can ask for an extra payment from you to cover any such costs. We expect the accommodation to be left in a reasonable state on departure. If, in our opinion, additional cleaning is required, you will be liable for the cost of this cleaning. If you discover anything missing or damaged on arrival, please notify us immediately so we can address it before it becomes attributed to your stay.

Electric vehicles

We have an onsite EV chargepoint, bookable via app. There are also rapid public chargers within a few minutes' drive at Asda Penryn.

Trickle charging from the cottages via extension lead is not permitted and will be considered a breach of these terms due to the fire risk.

Right of entry

We are allowed to enter the property (without letting you know first if this is not practical or possible) if special circumstances or emergencies happen (for example if repairs need to be carried out) or if you break any of these booking conditions. We or our representatives are also allowed to enter the property to inspect it (including but not limited to where you have complained about the property). If this happens, you will be given reasonable notice first. You agree to allow us or our representative (including workmen) access to the property as required by this clause.

Unreasonable behaviour

We can refuse to hand over the property if the unreasonable behaviour of anyone in your party is likely to cause offence to other guests, members of staff, or neighbours, or if we have reasonable cause to believe you or any member of your party will cause damage or loss to the property, its services or facilities. If this happens, the contract between you and us will end and you will not receive any refund, and neither we nor the owner will have any further responsibility to you.

We can end a stay after the keys have been handed over if the unreasonable behaviour of anyone in your party (including anyone invited into the property by you) is likely to spoil the enjoyment, comfort or health of other guests, residents, neighbours or members of staff, or where you or any member of your party (or anyone invited into the property by you) has broken or is likely to break any of these booking conditions. You may also be responsible for any costs we have as a result of your behaviour.

Third-party platforms

If you booked your stay through Airbnb, Booking.com, or any other third-party platform, that platform's terms govern your booking. We provide the accommodation only. For any booking issues, complaints, refunds, or disputes on stays booked through third-party platforms, please contact those platforms directly. We cannot intervene in their disputes.
